As the housing market takes a nose dive, many of us face fears of increased interest rates, mortgage arrears and the dreaded negative equity.

However many home-improvements are actually a waste of money, according to Sally Coulthard, author of The 10 Best Ways to Add Value to Your Home. Recent research shows that home-owners in the UK will spend around £150 million on improvements that actually reduce the value of their house.
Even when they improve something which does add value, most homeowners don’t choose the things which add most value (according to estate agents). For example, when asked, we thought a new kitchen would add most value, whereas an estate agent will tell you that a loft conversion is the most likely way to add up to 20% to the value of your home. Kitchens only add 5%.
